Factor 1: Design
Good design doesn’t just look impressive. It builds efficiently 🌿
~
One of the biggest misconceptions for new home owners is that “custom” automatically means expensive 💰
~
In reality, cost is driven more by complexity than creativity.
~
Every additional level, structural span, roof change, or oversized glazing panel increases engineering requirements, materials, and labour time.
~
That doesn’t mean you shouldn’t have beautiful design.
~
It means design needs to be intentional.
For example:
• A simpler roofline reduces structural framing and labour hours
• Aligning wet areas (kitchen, bathrooms, laundry) keeps plumbing efficient
• Designing to suit your block minimises excavation and footing costs
• Smart orientation reduces the need for mechanical heating and cooling
~
These decisions are made on paper with your Architect or Building Designer/Draftsperson, long before construction begins. And they’re the decisions that protect your budget.
~
When lifestyle, aesthetics, and build-ability are balanced early, you avoid unnecessary cost blowouts and build with confidence.
