Factor 3: Selections

Select now, not pay later 😱
~
Cabinetry, stone, flooring, windows, and bathrooms all play a major role in your final build cost 💸
~
But what many homeowners don’t realise is that these items are often listed as allowances in a quote.
~
An allowance is simply an estimate.
~
And if those allowances are set too low, the initial price may look competitive, but increases once real selections are made.
~
For example:
An $8,000 bathroom allowance may not reflect the finishes you actually want.
Or a basic cabinetry allowance may not include the level of detail shown in your plans. That’s where confusion and budget blowouts can happen 🥊
~
A transparent builder will clearly outline:
• What’s included
• What’s excluded
• Whether allowances are realistic
~
Because the goal isn’t to give you the cheapest number.
~
It’s to give you a number you can trust.
