Your block matters more than you think 😮

Two identical homes
On two different blocks
Can have very different build costs
~
🧗 Slope
🌱 Soil conditions
🌪 Wind exposure
⛏ Rock
🏃‍♂️ Site access
all play a major role in how a home is designed and built.
~
🤔 What are some examples?
• A sloping block may require retaining walls, stepped footings, or additional excavation
• Poor soil conditions can lead to deeper or more engineered footings
• A block may look flat and easy to build on, but once excavation begins, solid rock is encountered and This can mean: slower excavation, specialised machinery and maybe changes to footing design
• High wind exposure can increase structural requirements
• Limited site access like narrow driveway, no side access, steep block, tight streets/no parking or limited space for machinery can affect labour, equipment, and construction time
~
This is why two identical homes on different blocks can vary significantly in cost. 🏡 🏡
~
We recently spoke with a client whose block had significant rock beneath the surface. On paper, everything looked straightforward. But early conversations revealed that excavation would be more complex and more costly than expected. By identifying this upfront, we were able to guide the prospective client to reassess whether the block aligned with their budget, or whether they were open to adjusting the footing design and excavation approach. Therefore, they were able to make an informed decision before committing.

If you're planning to build, make sure you understand your site conditions before finalising your design. The earlier you understand your site, the better decisions you can make.
~
The key is understanding these factors early.
• Site testing
• Engineering input
• Thoughtful design decisions
upfront help avoid unexpected costs later. 🙈
~
Early clarity on your site = fewer surprises during your build which helps you protect your budget, not chase it. 💸
